The Phish Kamp



The Phish Kamp is a rustic weekend retreat located on the north side of Canyon Lake, Texas. It is available on a daily or weekly basis. Contact rtangl@yahoo.com for rates and more information.

Deck

The deck on the main trailer has a great view. The bar, built into the deck handrail, can be used to cook or clean fish. There is a shower and a hose bib on the deck.


Campfire

The propety features a campfire site, surrounded by benches and sheltered by large cedar trees. A lot of music has been played here and many stories told.


Camper

In addition to the main trailer, which has a queen bed, a single bed and a comfortable couch, there is a camper which has a double bed and a single bunk. The dining table in the camper will also covert to a double bed.

Boat Storage

Frequent visitors will be allowed to store their boats on the property for a small monthly fee. Please contact the property owner for information.

Kamp Rules

Please do not cut any trees or limbs that are larger than one inch in diameter without approval of the property owner. The owner encourages improvements to the existing grounds and facilities, but major items should be discussed prior hand. Fire wood is available locally in Satler and at the Exxon station in Hancock, but please leave some for the next visitor before depleting the entire stock.

A good rule of thumb is to leave the grounds and facility in as good or better shape than they were when you arrived.

Special Operating Instructions

The pilots are crimped on the oven and stove burners so these need to lit manually as needed.

The central heating unit has an electric pilot. However, due to the location of the thermostat in the bathroom, it will short cycle unless the vent below the thermostat is covered. This same procedure should be followed when operating the air conditioner.

Because of the poor insulating qualities of a mobile home, there may be days in the summer when the AC will not be able to keep up with the heat gain from the sun and the radiant heat that is collected by the metal roof. Management is working on a solution to this problem, but until then, take cold showers on the deck to stay cool.

Departure Procedures and Check List

• Make sure that the grounds and the facilities are as clean as or cleaner than you found them when you arrived. There is no garbage service, so any garbage or trash should be taken with you and disposed of properly off site.
• Wash all used sheets linins and make the beds.
• Any consumables that were emptied or used completely up should be replaced for the next visitors. Advise the property owner if the propane tank has been emptied. Please be courteous, so that the next visitor does not have to rush to the store to buy necessities like toilet paper, salt, paper towels etc.
• Advise the property owner of any major repairs that are needed.
• Turn off all appliances except the refrigerator
• Turn off the heating/AC unit by moving the thermostat switch to the off position (Located in the bath room).
• Turn off the hot water heater by switching the two labeled 20 amp breakers in the closet in the master bedroom to the off position. Failure to do this before draining the water system can result in damage to the hot water heater.
• Close the water supply valve, located to the left of the hot water heater on the backside of the trailer to the off position by rotating the red valve handle so that it is perpendicular to the supply pipe.
• Open the valves on the kitchen and bath room sinks and drain the water system by opening the drain valve located below the deck next to the front entrance to the trailer. The red handle should be rotated to a position that is parallel to the pipe.
• Close the valve on the propane tank that is located between the trailer and the street.
• Make sure that all doors and windows on the trailer are locked.

Arrival procedures and check list

• Make sure that the drain valve is closed on the water system on under the deck next to the front door of the trailer. The red valve handle should be rotated to a position perpendicular to the pipe.
• Make sure that the valves on the kitchen and bathroom sinks are in the closed position (turn clockwise until seated).
• Open the water supply valve on the back side of the trailer, to the left of the base of the hot water heater. The red handle should be turned to a position that is parallel to the water pipe.
• Bleed the air from the water system by opening the valves on the sinks until water flows through them. This will insure that the hot water heater is filled and that the heating elements are submerged. Failure to do this can damage the hot water heater.
• Turn on the hot water heater by switching the 2-20 amp breakers located in the Master Bedroom closet to the on position.
• Open the valve on the propane tank that is located behind the trailer below the street.
